  • Portfolio – We seek to accumulate a portfolio of high quality, geographically diverse, cash flowing healthcare real estate properties predominantly comprised of medical office buildings (MOBs) and additionally including single-tenant clinics, surgery centers, and dialysis centers.
  • Geographic Arbitrage – Due to widespread demand of subsidized healthcare, we will acquire quality healthcare real estate across the U.S. within primary, secondary, and tertiary markets with properties located on or off hospital campuses.
  • Credit Quality – Our deep credit analysis capabilities deliver a blend of investment-grade or credit-worthy hospital systems and leading physician groups.

  • UPREIT – We have an UPREIT program that allows us to use OP Units issued under IRC Section 721 for tax deferred exchanges to acquire MOBs that may not otherwise be available due to the tax issues of the owners.

  • Tenancy: Single or multi-tenant; hospital anchored
  • Occupancy: 95% or higher
  • Lease Term: Seven years or longer
  • Location: On or off-campus, close to hospital or medical anchor

  • Credit: Hospital system credit

CORE-PLUS

  • Deal Size: $10 – $300 million
  • Tenancy: Single or multi-tenant, hospital sponsorship and presence
  • Occupancy: 85% or higher
  • Lease Term: Five years or longer
  • Location: On or off-campus, close to hospital or medical anchor Market: Primary, Secondary
  • Credit: Hospital credit, University based hospitals preferred

VALUE-ADD

  • Deal Size: $10 – $300 million
  • Tenancy: Multi-tenant, clinical space, physician or hospital users
  • Occupancy: 65% or higher
  • Lease Term: Comfortable with short-term rollover/vacancy
